Odd problem with Collective3d Baseball Field

I've had this item for awhile now & certainly would have noticed this issue when I first got it.

If I look at it from a birds eye vantage in Wire texture Shaded, it looks "correctish" in what the textures are doing what they're supposed to do

But in Iray preview or render, the cutouts are obviously not working correctly.

I'm really not sure how/where to start to suss this out. I've uninstalled & reinstalled from a fresh download.

DS 4.15.0.2, GeForce MX250 on an HP Envy with recent vid drivers

I'm recalling now some transparencies issues recently getting mentioned in a Ultra Scene Creator thread. Hmmm.

    Are you using a HDR light set, sometimes the dome can lead to those issues, try switching to a sun sky only.

    IDK.  I own this product for some reason I'm not sure of, but it renders without those holes you see.  This is a Top view.  Do you have Draw Ground on?  Depending on other Environment settings, that could be an issue.

    It looks like you are seeing the HDRI ground. Switch OFF "render ground" in Render Settings - Environment. Or move the scene up in the y-axis a bit.

    With Ground OFF, it just goes transparent.

    Ya, I've tried it on & off.  Just goes transparent with Off.  Using the editor to invert doesn't help either.

    I'm actually having the same problem in DS 4.15.0.2, card is GTX 1070.

    Seems to have something to do with the viewing angle, perhaps in combination with the lighting (I'm using the DS default setup here)?  In any case it goes away if I change the viewing angle.

    Hm, strange, if I use a camera I get different results when turning the headlamp on/off with different viewing angles - e.g. with headlamp on it sometimes looks OK also from top view, and sometimes it's black, and vice versa.

    Did you update all the stuff that's come out recently?  I've not done any of that other than DS (4.15), so that might be part of the reason for the weirdness?   Updates have been pretty messy recently, so I'm skipping the early adopting for now.  I've tried all the various environment options and nothing I do will turn that sand area or anything else transparent.  It all looks normal.

    I've installed all product updates, the version I have of this product is from 2016-05-16 which is before I purchased it.  NVIdia driver 461.40.
