Explain me please what !skin means and how those textures are rendered?

Going to need more than that ... the product name will help as will the program and render engine to be used. Items in a product often get name starting with an ! to have them sorted to the top, making them easier to find and use; generally meaning 'this is the one to use'. How they are rendrered will depend on just what they apply in the way of meterials and settings, and in which render engine they are to be used.
Edit: It is not about Wearable sets, it is about IRay texture - but they are not just "Babe Skin Mats" but as "Babe !Skin Mats" I see those on renderocity quite often; thought it is something common.
Edit 2: It seems I definitelly messed 2 different things. Is there a variant of IRay?
As I think about it now I start to wonder how exactly it is written... !skin or !Iray skin; will post a link when I see those.

I've taken a peek at the readme linked to from that product page, so let's take a punt at this - cae we assume you have installed, ad can find, the product in your Content Library?
Simplest way is to load the figure you wish to use (either G3F or G8F, it works on either). Navigate, in Contnet Library to the People folder of the library in which you installed the product, then select the correct Genesis 3 or 8 Female folder (based on what figure you initially loaded). Regradless of which you picked the rest have the same names, I think, pick the Characters folder,then G3G8CS37 folder. You''l now have 2 further folders to select, one named 3Delight for teh 3Delight render engine, the other Iray, for the Iray render engine.
Now, assuming you are opting for the Iray render engine you have two more choices. You have a complete set of options in the Iray folder: start with the Full option, then there are some makeup optoiopns toapply after this. You could alos decide to go into the skInIray folder and do the same (which teh readme recommends). In essence you have two sets of full Iray shaders for the same figure, with the ones in the skInIray folder giving some extra options/features. Sadly it does not explain the differences between the two, but suspect that the skInIray versions may be a customised set of shaders/materials produced by Adam Thwaites (owner of the site). Just use one set or the other, and don't mix them up.
Lighting will make a difference, and he provides a scene set up with lighting to use, but feel free to use your own and pick whichever version of the shaders works best for you.
The babe looks good and is just US 8.40 right now; still pondering:-)
