Is there a free version of Unity? sorry if this is already answered. I took an almost 2 year break from having a computer and I am not sure if there is a free version or not.
Also can I make games with Unity free version and sell them? or do I need to pay for it?

Yes. It's called "Unity". Go to their website and read their terms and conditions.
As I understand it you can use Unity for free. If you want to sell games you have to get a commercial licence and pay them a percentage of what you sell the game for. But I'm not a lawyer so check with them for the exact conditions.
You are talking about licence for Unreal - they charge you for any commercial project, even if it is worth a couple of bucks.
You always pay the percentage of any revenue and you need to report to Unreal such revenues on the monthly basis.
That is too much work for the single developer in my opinion.

I am not a lawyer, but what I understand, if your revenue or funding is less than $100K in the last 12 months
you do not need to pay anything for using Unity and selling games or applications, at all.
You can switch to business version, if needs arrive:

but Unity takes no percentage from selling your games or apps.
A few mixed messages in the thread.
Unity as you say, you can pickup a "Personal" licence and earn $100,000 gross (so before taxes etc..) a year without paying them royalties (which is a monthly set fee). Between $100,000 and $200,000 you would have to pickup a Plus Subscription and then Pro beyond $200,000.
As far as Unreal goes...... A Publisher license is free and allows you to earn $1,000,000 before you have to start paying them 5% of your profit (you are able to use Quixel and Meta Humans in your projects too)
